The Wall Street Journal notes that smart-building-related companies raised $2.88 billion in venture capital in 2021. In previous posts, we’ve discussed the increased use of smart technology in commercial real estate, the importance of a thorough and rigorous research and evaluation process, and various factors to consider in contracts for smart technology. These evaluation and contract processes are vital for developing security guardrails to which smart technology suppliers must adhere. A rigorous, security-centric approach to smart home technology can help protect real estate companies from catastrophic PR and financial fallout from a security incident such as the Mirai malware attack in 2016 that targeted insecure Internet of Things (IoT) devices. The average cost of data breach incidents increases with each year and, in 2021, the average cost of a data breach incident was $4.24 million. More than ever, companies must not only be aware of the cybersecurity risks of these technologies but take the necessary steps to address their vulnerabilities.

Increased Vulnerability
As IoT connectivity increases, cybersecurity risks increase exponentially. Each smart item that increases the convenience of the building—such as cameras that recognize an employee’s face and hail elevators for them, air quality monitors, speakers, doors, and security systems—presents a security vulnerability point in the building’s cybersecurity environment. Each connectivity point is one that hackers can target. Remember that hackers only need one point of entry: Hackers stole 40 million credit and debit card numbers from Target by targeting Target’s HVAC contractor in one of the biggest known corporate breaches in U.S. history.

Increased Sensitivity
The increase in smart technology poses unique privacy and security concerns. What data is being collected, how much, and for how long? Is the smart technology solution collecting personal contact information, and is the solution sharing that data with third parties? Are devices with cameras collecting, storing and sharing images? If so, for how long will the recorded images be stored, and where? Will employees have access to that data? How will the company handle images of children or other sensitive recordings? If voice recognition is involved, is the device “always listening” and storing and sharing conversations? Individuals are increasingly aware of reductions to their privacy; however, consumers and employees still have expectations of privacy in their homes and offices. It is imperative that companies know what data is being collected and develop internal controls to manage the data while also requiring suppliers to adhere to rigorous privacy standards.

Companies must also make sure they collect data that needs to be collected. Too often, a company’s attitude about data collection can be summed up as follows: Collect it all now and figure out what to do with it later. This approach is the wrong one. On the one hand, analysis of the data may yield important insights about user behavior. On the other hand, data that is collected must also be protected and processed in accordance with a compliant privacy policy. Collecting “too much” data may mean a company loses sight of everything it is collecting. When companies do not know what they have, they do not know what needs protecting. And the overlooked, forgotten data is often less protected. When hackers strike and consumers are harmed, “we did not know we had that” is not the answer lawmakers, end users or regulators will accept.

Regulatory Compliance
All companies collecting personally identifiable information must abide by state, federal, and international laws regarding data privacy. This regulatory framework is made even more challenging due to the fact that these laws are in a constant state of change. In the U.S., states are increasingly passing data privacy laws that both create consumer rights and impose security and assessment requirements on businesses. Companies in regulated industries (such as financial services) must contend with heightened security protocol requirements and additional data privacy laws. Regulations may put responsibility on companies to protect themselves from breaches, whether accidental or not. Companies should ensure contracts with vendors require vendors to address security concerns as part of a holistic approach to protecting the enterprise and its end users.

Recommendations
This array of vulnerabilities, sensitivities and responsibilities may seem daunting, but property owners can greatly mitigate their risks through robust security provisions in contracts and by refining internal operational protocols.

Contractual: To the extent that smart technologies and services are outsourced to third parties, contracts should account for how the supplier will protect any data collected, processed, stored, and shared. Contracts should also limit the collecting, processing, storing, and sharing of data to what is necessary. Make sure the contracts allocate the risks for any potential security breaches. Contracts should also outline the measures the supplier must take following a data security incident. Consider including audit rights to perform a review of the supplier’s systems before and after any incidents. Contractual commitments may mean that the supplier is held liable in the case of a data breach due to flaws in its technology, services or security protocols.

Operational: In addition to contractual precautions, companies can implement operational changes to better protect themselves against any potential data security incidents. Companies should limit the devices processing sensitive information and limiting the access each connected technology has to strictly necessary information. Devices processing sensitive information should also be moved or isolated to separate networks with increased security controls. Safeguard access to sensitive systems and applications using multifactor authentication and limit those with highly privileged access. Companies should revisit and update any security protocols they have in place. Consider hiring personnel with data security expertise and train employees on protocols and ensure they understand the policies. Implementing these operational components can supplement risk mitigation provisions in contracts.

Smart buildings and homes will continue to take over our skylines, for though smart technologies bring with them increased information security risks, they also allow for operational efficiencies and personal convenience that leaseholders and occupants alike will be unwilling to relinquish once gained. Implementing and utilizing these innovative technologies and services requires a careful strategy in order to mitigate those security risks. Ultimately, smart technologies are here to stay, and those who take the necessary steps now stand to reap the benefits for years to come.

The Private School Penalty – Education Rickshaw

For the past 9 years, I’ve worked in private independent and international schools, and before that, I trained and worked in public schools. As I’ve written before, the challenges that teachers experience in each of these contexts are vastly different. A pedagogy consisting largely of unstructured tasks with ill-defined goals, coupled with a laissez-faire approach to behavior management, might work for a class of 12-16 ivy league-bound Hermione Grangers, but is unlikely to work in your typical inner-city public school.

Most teachers who have crossed back and forth between public and private schools will acknowledge this reality. It’s the teachers who have only worked in private schools who don’t seem to get it. Some private school teachers (and non-teachers) will even blame the poor behaviors in public schools on public school teachers’ reliance on “coercive” behavior management strategies; If every teacher just took the time to build strong relationships with students, there wouldn’t be a behavior problem! Oh, how easy it is to dismiss behavior management strategies as “authoritarian” and based on a “dim view of human nature” when all it takes to get private school students to treat each other sensibly is to occasionally remind them to.

As I plan the next steps in my career, I’m realizing that my time in private schools – which was mostly by accident – has not endeared me to the public school leaders who conduct interviews. They are worried that my experience in these schools – many of which cost over $40,000 per year – has made me ill-prepared to be successful in their contexts. On the one hand, they are right. For example, you don’t necessarily have to do any of the following things to be a good teacher at the private schools I’ve worked at:

  1. Control students’ entry into the classroom
    • They’ll come in sensibly enough
  2. Teach students to walk in a straight line in the hallways, in silence
    • They’ll walk from class to class sensibly enough
  3. Teach students how to pass papers
    • They’ll make sure the papers get to where they need to go
  4. Model and practice how to sit on the carpet or at their seats
    • They already know how to do this
  5. Model and practice how to track the speaker
    • Their eyes automatically gravitate to whoever is talking
  6. Model and practice Cold Calling and Choral Response
    • Most students will think about the questions and raise their hands
  7. Reward students individually with points, tickets, or tokens
    • Most students will do what you want simply because you said so
  8. Use group or whole school rewards, such as raffle drawings and pizza parties
    • Most students tend to behave whether or not you try to hold them accountable to their peers
  9. Use a 5:1 praise-to-reprimand ratio
    • Most students do not require or rely on your praise as motivation
  10. Create a detention system
    • Most students do not need to be deterred from making bad choices
  11. Implement a “one student at a time” bathroom policy
    • Students can manage to use the bathroom without destroying the facilities or disappearing for hours
  12. Implement a hall pass policy
    • Students tend to like being in class and don’t seem to know where else they would go
  13. Create and use individual behavior plans/charts/tracking sheets
    • Nobody’s behavior ever gets this bad
  14. Make back-up plans in case your lesson completely falls apart
    • You can get away with trudging through a poorly executed lesson, or just asking students to work on stuff from other classes
  15. Regularly practice evacuating the room in the event that one of your students has a freak out
    • These students are excluded from most private schools

On the other hand, working in private schools has allowed me to hone my delivery and craft in an environment that is highly predictable and ripe for experimentation. Having courteous and forgiving students who provide helpful and sophisticated feedback about my performance has allowed me to trial new teaching methods – and fail and attempt again – without any risk of compromising their futures. While I’m confident I can dust off the old classroom management playbook should I take a job again in public schools, to the principals I’ve interviewed with, my resume is more of a liability than an asset. I am hoping that providing lots of concrete examples and descriptions of structured approaches to teaching and behavior management during interviews will ease some of their concerns.

Update: Shortly after I wrote up this post, I was offered a job at a public middle school. I’ve accepted.

What living in Romania as an expat is really like

Hey everyone! My Living Abroad series, after a long hiatus, is back. Today, I’m chatting with Jennifer, an American teacher and blogger living in Romania.

Jennifer, a serial expat, has spent the past 11 years living and working on four continents, but she now calls Bucharest home. With its gorgeous countryside, low cost of living, and hearty food, she makes Romania seem like a pretty dreamy place to live. I hope you enjoy reading about her life there!

My name is Jennifer Stevens and I’m originally from a small town near Tampa, Florida. I’ve been an expat for the last 11 years, living in South Korea, Colombia, China, and now Romania. My husband Luke and I both work at the American International School of Bucharest and live in the center of town with our Shanghai street dog, Charlie. 

On moving to Romania: Admittedly, I didn’t know much about Romania when my husband and I were offered teaching positions here. But we were keen to explore Europe and knew Eastern Europe would be a more affordable way to do this. Plus, when we Googled Romania, pictures of snow-capped mountains and fairytale castles filled the computer screen! 

What living in Romania as an expat is really like

On making friends with other expats in Romania: To be honest, most of my friends are fellow teachers from school. Romania doesn’t have the same expat scene as other places I’ve lived like in Shanghai, but there is a chapter of InterNations here in Bucharest, and you can find some gatherings on Meetup.com. To make local friends, I’ve found success by talking to fellow dog owners at the parks, and taking fitness classes at gyms (that is, when they were still open). 

On living in Romania during Covid-19: It’s had its ups and downs. We’ve been lucky to work at a school that has prioritized the health of its teachers and students, but teaching online has been extremely difficult. It’s now been a full year of Zoom instruction and we’re all completely burned out. Currently, Europe is in its third wave, and the new variants have hit Romania pretty hard. This means strict curfews and lockdowns in some areas (where you have to have a declaration form to leave the house). It also means that schools have to remain closed until cases get down to 6/1,000. Right now, I believe numbers are closer to 9/1,000 where my school is located. 

It’s been hard not being able to go home, but Luke and I have a lot of gratitude for our situation. Romania is a beautiful country with plenty of cabin escapes in nearby mountain ranges, and the WIFI is strong. So, while we feel trapped and homesick at times, nature and the ability to quickly connect is a huge comfort. 

What living in Romania as an expat is really like

On Romanian food: Typical Romanian food is heavy and pork-forward. I love the soups here, especially the “sour” variety, which uses fermented barley or wheat bran (borș) to get its flavor. I also love the roasted eggplant dip (salata de vinete), and the summer produce is second-to-none! 

A typical Romanian meal is especially perfect on a cold winter day: pork-stuffed cabbage rolls (sarmale), polenta (mămăligă) topped with a dollop of sour cream, some type of sour soup (ciorbă), possibly a side of grilled sausage (mici), and fried cheese doughnuts (papanasi) served with blueberry jam and sweet sour cream.

On learning Romanian: The Romanian language is beautiful, and apparently the closest living language to Vulgar Latin. Since I can speak Spanish, I thought learning Romanian would be easy, but it’s been pretty challenging. I found that when I took lessons, I was mixing up words I knew from Spanish and French.

Most people in Bucharest can speak English, so I typically greet strangers in Romanian (“Buna ziua”), then ask them if they speak English (“Vorbiți Engleza?”). More often than not, the conversation switches to English—which is great for communicating, but bad for learning the language.

On the cost of living: For the most part, Romania is a very inexpensive place to live—especially if you’re coming from the States. Depending on which city you live in and what neighborhood, expats can expect to pay less than $1,000 USD for a 2-bedroom apartment. At least in Bucharest, landlords typically advertise apartments for much more than they’re worth (for example, our 3-bdrm place in downtown Bucharest was advertised for $1,300 and we got it for $1,000). Keep in mind, you can find places much cheaper (especially in an older Communist building or outside the city), or more expensive (in a new expat complex). 

For everyday items like produce, it really depends on what you’re buying. Locally grown products are very affordable, and depending on the season, you can get great deals on some of the best tasting fruits and vegetables out there. In July, for example, you can go to Obor market (one of the biggest farmers’ markets in the city) and take home a kilo of blackberries for less than $5. Imported products can be expensive, and I wouldn’t recommend ordering from websites outside the EU, as import taxes can be incredibly steep.

On local fashion: In Bucharest [Romania’s capital], the color black reigns supreme. I’ve actually had trouble finding clothes to my taste, and shoes in particular are tough if your feet run on the larger side (US 9 and above for women). The handmade traditional blouses are absolutely gorgeous though—typically white cotton with billowy sleeves, embroidered in a variety of colors and patterns. 

On the medical system: The worst part of living in Romania is the medical system. Romania consistently ranks worst in the EU, according to the Euro Health Consumer Index, which looks at variables like accessibility, treatment outcomes, range of services, care, and pharmaceuticals. I’ve heard of many instances of bribery, and have personally experienced a misdiagnosis and the inability to find my thyroid replacement medicine (the country ran out for many months and I had to find a way to get it from the States).

On missing home: I always miss my family most—especially this last year when flying home wasn’t an option. Otherwise, I miss the ease of everyday things, like being able to fully communicate at the doctor’s office, or being able to find the correct products you need to clean your house. I also miss nicely paved streets and familiar road rules. 

On the best part about living in Romania: It’s hard to choose just one thing, so I’ll say my top three: the gorgeous countryside, the proximity to other countries in Europe, and the low cost of living. 

On living in Romania long-term: Next school year will be our last. Five years will have been the perfect amount of time to properly explore the country and to develop a true appreciation for the people and the culture. But because of my recent cancer journey, our next post will have to be somewhere with a more dependable medical system.
